     Effective change in area     \[=\left( x+y+\frac{xy}{100} \right)%\]    \[\Rightarrow \]\[50=20+y+\frac{20\,\,\,\,y}{100}\]    \[\Rightarrow \] \[50-20=y+\frac{y}{5}\]    \[\Rightarrow \]\[30=\frac{6y}{5}\]    \[\Rightarrow \]\[y=\frac{30\,\,\,\,5}{6}=25\]
